VCD’s core business is to acquire, entitle, finance, and develop new construction and significant value-add projects. Pre-construction and construction of all projects are managed by an affiliated GC. This allows VCD the ability to get estimating services and value-engineering into projects from day one, and ensures seamless integration between development and construction.
In addition, VCD has experience with NYC affordable housing programs through the VP of Acquisition & Development, Leon Hovsepian III. Prior to joining VCD, Leon spent 7 years at NYC’s Department of Housing Preservation & Development, heading up Special Underwriting and Credit for the Office of Development.
Construction oversight and management is handled by Tom Eswein, the VP of Construction & Development. Tom has been with VCD for 12 years in various roles performing project management and cost analyses. He was directly involved in managing the construction of 10 ground up buildings and handled many special projects for the company.
Part of the reason Vertical Community Development was founded was to have a team of people uniquely qualified in construction and development. We understand the complexities and impacts of construction that can greatly impact the success of a project and work to mitigate throughout the development process
VCD is especially mindful of the impact of all decisions and their importance toward the integrity of the projects we are a part of and work hand-in-hand with an affiliated GC to ensure the success of our developments.
Through our extensive network, VCD is able to find off-market purchase opportunities, as well as JV partners with sites or capital to place. VCD has developed teams of specialized consultants and attorneys to do complex transactions, rezonings requiring ULURP, brownfield clean ups, creative deal structuring, and even taking over distressed projects.
